Most buyers think that they do not need assistance when they are purchasing new construction.  Why not just go into the builder's sales office, pick out your home and sign the contract with the site agent?  They also feel that they will get a cheaper price for the home if they do not have a Realtor® working for them.  The truth is, you will not get a cheaper price on the home.  The builder does not want to reduce the price of the home as the comps on his remaining properties would suffer.  REMEMBER, the site agent is employed and paid by the builder; therefore, the site agent is looking out for the builder's best interest, not yours.  Many times a Realtor® is aware of discounts that are available that you will not know, and the site agent may not tell you. 

During construction, many problems may arise and the buyers should have an advocate working for their best interest.  A professional Realtor® stands by your side in the negotiation of the contract, during the building process, and at the closing table to ensure that all goes smoothly for their clients.  Your Realtor® will also be by your side after closing should any problems due to construction of the home arise. 

DON'T be unrepresented in such an important transaction.  Your professional agent will be there to take care of your interests.  Let the builder pay for you to have an advocate!
